And my speculation so far with the numbers I've ran on the properties I've seen in my area, is that for a typical 4bd 2 bath duplex (2 bed 1 bath each unit), You would need to rent out the other unit (obviously) and even the spare bedroom in your own unit, and even at that you might owe $200-$400 on the mortgage (P&I taxes, insurance, and PMI included though).

I'll spare you the details, but a phone call with Baltimore permitting revealed they would love to turn this simple task into VERY expensive enhancement (of which I could find no basis for in all the MD, Baltimore, or International Building Code books).So, I'm curious if any other Baltimore City landlords, rehabbers, or property mangers have ever had a similar experience?

I would bump it up in any scenario where I was intending to borrow 100% though...unless you have spare capital as a stop loss.Make sure you keep some cash or another non-traditional-lender line handy as a take-out for that line with a 5-year balloon from the bank.
