The "best book" really depends on what model you want to focus on, but a good all-around real estate book is "Defensive Real Estate Investing" by William Bronchick.

The Chris Voss book is very god too.

She does repeat herself quite a bit about her philosophies, but it's kinda the point of the book, I guess she wants people to get her :POne of the best books I have ever read, but most people either fall in love with it, or hate its guts.

I read every book I could, and my fears turned into solvable issues.

People are more likely to talk to a person than a machine, and you control what data you get from each caller without being tied to the phone all day.As a disclaimer, I have no experience with direct marketing myself, I just saw an opportunity to regurgitate useful information from a book I just read ;)

Then with reading the forums and the weekend millionaire book I got a better idea of how to structure the deal as well as more applicable real world situations.
