I’m estimating about $75,000 in updates to renovate all units and modernize the exterior.

They are not only very affordable and cash flow well, but they have strong economic and demographic trends such as population growth, job growth and modern, diverse economies.

However the area rent for these should be about $850, with a face lift and some modernizing of the units roughly $4-$6k per unit should easily get $900-$950 up to $1000.

I look to see if the store has been re-imaged lately ( a good sign when the tenant throws heavy money into modernizing the store ).

Older, sturdy well built houses (modest in size but probably ripe for modernizing) and some not-grotesque developments.

I've tried getting an answer from the planning department to no avail about the possibility of subdividing it to build 2 new modern homes.Thank you all for your thoughts and suggestions!
