Purchase price: $890,000
Cash invested: $100,000
Sale price: $1,300,000

Condominium Full Remodel.

What made you interested in investing in this type of deal?

Looking for a project with a quick turnaround in an area not subject to market volatility.

How did you find this deal and how did you negotiate it?

Open-House for a unit in the same building in a lower floor and a good connection with the realtor.

How did you finance this deal?

Partners / Hard Money Lenders

How did you add value to the deal?

Complete remodel to bring it to a modern open floor plan

What was the outcome?

Escrow in 44 days after listing.

Lessons learned? Challenges?

Construction challenges and especially dealing with the condo association. Too ambitious on the first listed resale price instead on focusing on moving the good.
