Hi, I attended my first delinquent property tax auction today at a small town in Connecticut.It was an interesting experience to just observe.

I guess my post was more of a musing/observation.

@Austin Wolff,We've been doing a lot of deals in these areas and are observing similar trajectories as the census data.

I'd like to get some advice as to how to prepare; my current plan is to show up the first time just to observe and ask people there for advice, but I'd like to at least research a few properties and do a dry run.

Phil... you have no fact to base some of these totally ridiculous and outrageous observations. 

Anish Tolia Something interesting I've observed, and maybe you've witnessed the same thing yourself:In the Midwest, my properties all experienced the highest CoC returns in Year 1.

In other words, the observations you've made on a small scale may not hold true on a national level (they may, but that would just be coincidence).Do you have any data to support your belief in this trend?

But based on my observations I may be a very old man before I find that match.Anyway, I wanted to hear from both sides of the fence and I guess this forums is a good place to start.Can you please advise what I should do.Thank you and best regards,
