I'd like to get some advice as to how to prepare; my current plan is to show up the first time just to observe and ask people there for advice, but I'd like to at least research a few properties and do a dry run.

In other words, the observations you've made on a small scale may not hold true on a national level (they may, but that would just be coincidence).Do you have any data to support your belief in this trend?

The good news is that we'll see how the future plays out and we can observe what happens.  

Nothing prevents you from driving by the property and observing what you see.
