If no one buys then always triple check your numbers adjust them or renegotiate.  

@Brian Eastman please for the sake of readers do the calculation for the “small” UDFI tax.IRA owner has a duplex from which he receives from his STVR $50,000 in yearly income from a triple net lease.

I offered to help them sue the PM but they declined since co mingled utilities are illegal in Minnesota if not done correctly and tenants are entitled to the full cost of those bills for the entire time of their tenancy plus triple  damages.

If there is, no problem.I would find out what capital expenses were done to triple the price of the property in 3 years.

With the extra cash to lease a car,  in 10 years you triple your money and still have a free car lease payment for life...good luck LUis
