I've come to the conclusion that Buy and Hold is not for me and I'd rather invest my money into a syndication and let someone else do the heavy lifting.  

So, in conclusion, it’s one way to make money but you may make even more with less time investment and risk if you’re the property manager at 30% of revenue for someone else.

@Mindy Jensen      Mindy not sure if I am making sense but after your staff kindly tried to help me navigate the leads this is the conclusion I have come to.. the simple fix would be in my mind the comment section added to the list of leads on your  whatever you call it your wall or back office etc.. 

These criteria due to my personal constraints on time (I have a demanding full time job as many of us do) and on connections/team/expertise(I'm not an expert at rehabs nor do I have a team for this yet).So given all of that I am researching on other clever ways of hacking the situation and conditions I'm in to still come out ahed so splitting houses I purchase up into multiple "doors" by renting by the room is a natural conclusion.

@Sean Krohn The property was still in the sellers possession when the arrangements were made, so it's a foregone conclusion.

Learning how to learn about a topic, analyze the pertinent  information, come to conclusions, and communicate those is why you go to college, not for the facts and figures.

For what it's worth, here's an updated status / "conclusion" for those interested:The tenant and her mother moved out without a hitch.

I spoke with my agent and asked about this issue and we came to the same conclusion to make an addendum with the removal of the tenant as a contingency at the same time we ask for a reduced price due to some inspection issues.
