My way of thinking if it was slipped somewhere in the body of the agreement and not exactly on the term of the lease where lender would look at that should appease most lenders that wants a long-term lease in place. 

There is no regulating body for contractors.

Real estate agents became a thing and they were able to essentially practice law under limited circumstances, in a very limited capacity and  with ethics training, educational requirements, insurance, using pre-approved forms and under the oversight of a regulating body that can levy fines and revoke licenses.
