@Phillip Trepp - Yeah I think now more than ever (with interest rates where they are at) it's never been harder.I am personally in Logan Square and also love those western suburbs of Oak Park, River Forest, and Forest Park...they definitely have some great properties to flip, but it can be tricky working with those municipalities.

It's a small city in Western MA and I've been told by one agent that it will be difficult to find a contractor that will start work before spring due to the demand.

Portland proper is a prime example of an activist government.Go to your local REIA, Landlord's groups or Rental Owners associations since they have attys draft and review/update these constantly.It's a lot cheaper than dealing with a tenant atty telling you we can make a problem go away for, say, $5000.

Large international airport 2 hours from many south-western cities.Financing is hard to get so cash buyers can find some very good deals.

Around the Western Pennsylvania area where I live/work/Invest, we have a few small, college towns where there seem to be quite a few attractive deals.

So I was offered a new western deal .. and before anyone says anything.
