Now you can invest a smaller amount across a range of projects thanks to the advent of real estate crowdfunding.Now you can go online, research both developers and crowdfunding platforms, and invest in exactly the kind of real estate you want to buy, but instead of putting all your eggs in one basket,  you can invest a smaller amount in projects in diverse geographical locations, with different demographics, and operated by different professional development companies. 

We've got tons of military here and a diverse economy. 

When I asked the HUD experienced realtor he said that locally HUD was under pressure to sell to a more diverse clientele--and I was a single female so that was likely an incentive for HUD to give greater consideration to my offer. 

It might be worth investigating.All that being said, I also think that you should have a diverse portfolio, so keep some money in your 401k (or other, non-real estate market) to hedge your bets against another real estate market downturn.

I understand there are many avenues of using diverse financing (401K, savings, credit card, family support, credit union and private lenders).  

Might be better off with a NNN strip center at a higher cap rate and diversity of tenants for better break even occupancy and spreading the risk. 

Other areas to consider that are not directly on the T but close would be Everett and Chelsea.2 BD certainly has a high demand, since it can be used for a young couple, young family, or roommates, so its very diverse in terms of customer range.

Ive read that some investors like having diversity in their properties, but have also heard others say the long term equity return is too slow of a strategy.

Maywood is a small yet growing town, very diverse (more so lately these past 5 years or so).
