Many years ago, Home Depot and Lowes used to have professionals from each trade in those departments, most were retired etc, I find that less and less nowadays and find myself helping customers out when I hear an employee giving really bad advice, so just take advice in the big box stores with a grain of salt.Â

Ok, great, but the troubled loans in his portfolio won’t be able to refinance into GSE debt without massive cash injections by the borrower because agencies are topping out at 60-ish LTV (current value).I agree with you that there is an opportunity here—but I wouldn’t want to touch any of this bridge debt unless bought at a very steep discount, and so far those trades don’t seem to be happening.

@Jody MartinezYou can pull the permits typically for the GC but not for trade permits. but if you do the work are you going to disclose this when you sell that you hired unlicensed contractors and notify your insurance if same?
