Id also really love any advice on how you would start a RE investing venture with this amount of cash to start and how you might grow it as well as what AREAS / States you think are best for looking for these types of deals Again I know there is no secret sauce and ONE way to go about it, but id love to hear what y’all think and how you would go about this as well as any recommendations to get me in touch with the right people to help me set myself up for success!!!

I'll echo @Micheal Briscoe and mention that getting your own deals is the secret sauce.

We do virtual investing even in our own city (it is virtual because we don't see the properties that we are buying and selling.)The "secret sauce" to flipping virtually is to have trusted boots on the ground, mainly a project manager.
