First time Investor

Hey everyone,

I have always wanted to build wealth in RE from a very young age. It’s always been be a huge passion of mine and I have always done lots of research on all the different ways to build a RE portfolio. I do have a decent understanding of RE from the good amount of research I have put into it, but dont have TRUE first hand experience in regards to the investing side. I am Licensed in CO but again I have not done much with investors, Iv mostly worked with buyers not investors, and honestly its mainly a side gig not my main focus. With that being said I am finally in a position where I can start building my own investment portfolio and I am trying to make sure I go about it in a way that will set me up for the most success to build my RE portfolio over the years. Now I know that is a vague statement because there are many ways and strategies to go about this, however Im trying to find a balance and strategy that will work for me! 

I currently have 250K ready to invest but that will increase by about another 200K for a total of $400 - 450K by the end of 2021. Im trying to decided If I want to start NOW with buying some properties outright with what I have now to generate cash flow with minimal risk, or wait and use that larger amount to acquire more units. OR do I use leverage to get more units and buys some / finance the rest.... I am in CO but feel like the market here is not the best for investment rentals. Also keep in mind Im not only set on rentals,Im open to other RE investing opportunities, but think im leaning towards SingleFamily Du Tri or Quad plexs, or MultiFamily Rentals. Again though im not opposed to flips or other strategies as long as they make sense. I want to try and find the best strategies that will set me up for cash flow and opportunities to GROW my portfolio! 

Id really love to connect with some RE Agents who specifically focus on Investing opportunities and are not tied to one location or nitch. Id also really love any advice on how you would start a RE investing venture with this amount of cash to start and how you might grow it as well as what AREAS / States you think are best for looking for these types of deals 

Again I know there is no secret sauce and ONE way to go about it, but id love to hear what y’all think and how you would go about this as well as any recommendations to get me in touch with the right people to help me set myself up for success!!!
