Having worked in and around real estate including loan side for both residential and smaller specialized commercial (medical), renovation and new construction/new build with a broker & brokerage founder (who has since retired) I know from him that in addition to reputable property managers, contractors and architects we had accountants including a forensic accountant on the loan side and a handful of real estate attorneys with one on retainer.

Once these mortgages are paid off and/or generating more cash flow, we intend to use them as passive income for retirement and retain the option to access the equity for emergencies.

I think almost any seller would be better off just listing their property on the market and would come out ahead financially as opposed to going through a wholesaler.So that is some 'bluntness' on wholesaling from my perspective.The other observation I have on the job itself is that it takes a lot of effort.

Value comps are about 540,000 my debt is around 385,000. my monthly net CF I’d about 1,500 haven’t raised the larger u its rent in over a year due to wanting to retain the current occupants.

And for me infinite returns since I sold off shares retained 25% which is debt free.
