I quickly figured out duplexes aren't the greatest for cash flow so I sold it a few years later and started investing in RI.

I know deals can be found there but the quantity is small here.

You could put it into a note, after finding a local broker in your area (search for hard money lenders in your local market if you aren't sure where to start). 

@Steve Vaughan I wonder since you aren't finding lease options relevant in today's market what you suggest for new investors with little cash...is there any option you would suggest in todays market?

You aren't going to find a legitimate property management company who will have someone sign off on this radical new law.I've had several property management company owners reach out to me about this law, not one of them is going to comply with it.
