Also what is important to note is in my market at least is if an agent brings a person a deal...then that same agent gets the listing on the back end.  

I didn't want to sound "anti-software" but a good accounting system isn't going to be $60, over the years I had thousands in operational software and MAS 90, the program of that day, such isn't necessary for a small investor but folks should ask their accountant which system they suggest for them to use.

Obviously this means I would be an out-of-state owner and would be relying on good advice from brokers/property managers, etc to choose wisely.But I am hands on person as well and the idea of being able to make later decisions about the property to help improve its return is also attractive to me, compared to a NNN lease on some other kind of property.

Hand it to the person as is.You are basically placing your interest on the property and the son will not be able to sell the property with a clean title because you have placed a claim on the title.

You are also allowed to call the doctor directly and ask if they have that person as a patient just to verify the online "certificate".
