And if all checks out then it might be a viable deal from monetary stand point.

The two most likely scenarios:1) They are driven by non-monetary factors (e.g., mission-driven: want to make the world a better place OR lifestyle: prefer the work of selling a program to the work of executing it) and they are willing to stomach any difference in income, OR 2) They are making more money selling the program to you than they are working it for themselves. 

Do you think it's accurate enough to match "hanger holes" touch ups on faded paint? 

While yes it can easily be patched and mud back up, if your taking the time to hang new board, defeats the purpose when your filling holes and short cuttings with buckets of mud.

@Sam Walls been talking to a lot of people, and yes I heard of hard money lenders but haven’t went down that rabbit hole yet, I’m just glad I atleast have options to borrow money to rehab a property, thank you!
