Be a detective during your property tours and make smarter decisions

If you have to save some $ somewhere: Get some exact measurements and go find a used , surplus, scratch and dent, fb marketplace, etc -- tub that fits (double tripple checking specs), for your contractor to install.

I've had a lot of success with FB marketplace with my rentals.

Sites like Craigslist, Facebook Marketplace, and Roommates.com can give you a good idea.

Here are a few places to post in search of rent by the room residents:1.Craigslist.2.Facebook Marketplace.3.Zillow (They recently rolled out the room rental listing.)4.

You likely won't find your answer on the internet, FB marketplace is a good start, but I found all my help up there through referrals and picking up the phone. 

I track a large sampling of winning bids each week and have spent countless hours to see if there is a new formula but frankly there is no current pattern that I can detect. 

Be very careful of these fake on line lenders.. its a huge scam these days.. while 100% exists in the market place its only for well established long term repeat clients.

Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too.
