Luckily for me the state of Florida has state level protection which bars municipalities from passing new or amending their existing laws.That said, I am seeing cities like City of Saint Pete crack down and are enforcing their laws for the first time in years.  

@Bob Asad I like the individual sub account method escrow account, but there are multiple different ways to hold security deposits and multiple laws in different states.

Take courses or read books on real estate principles, real estate law, and real estate finance.  

@Joey Chalhoub This decision should be read narrowly to address statutory frameworks such as MN where state law permits it to take property to satisfy real estate taxes/penalties/interest, sell it, and keep any surplus outright.

If you are a legal property manager in your state the owner should have the unfettered ability to allow you to act as his/her agent to enforce the lease, whatever provisions they may contain plus whatever your state laws allow.

This year, the State Legislature gave all counties the authority to change STR's laws however they see fit.

I commuted back and forth from Arizona to California for 4 years and when I would stay in Arizona I stayed on the fold out couch in the living room of the guest house behind my Arizona primary home because my mother-in-law still lived in the bedroom.During this time of living in Arizona for 4 days and California for 3 days a week, my business partner and I built a large real estate portfolio through hustling and finding good deals.

There is risk in both options & as an investor you need to weigh those risks & stand firm on whatever you decide.
