Conversely. those that express gratitude for my comparitive analysis of the potential of their turnkey property and the idea of evaluating it against the standard benchmark, the S&P 500, are intellectually curious people who are willing to change their opinion based on new information coming in and shows cognitive fluidity of the mind which historically marked the trajectory towards maturity from apes to what we now call the human species.

I told them when they own millions in real estate and are a millionaire like me, I'll do things their way, but when you are so broke that you have to live as four grown adults in a single house, you're not the beacon of success and critical thinking so we will do it my way.In other cases I've also just opened the door and gestured for them to exit when they tell me that if I want to know if their dog is a pit-bull (they claimed the don't know the dogs breed but pic looks exactly like a pit-bull) I would have to pay to get it tested (this after I said only small dogs of 15 lbs or less at the top and bottom of the listing, and emailed them about it before the tour yet they still show up to tell me they have a 40 lb pit.I just told her no thanks, walked up to the door, opened it and waited for her to get out.I think with intellectually challenged people you sometimes have to be stern and lead them.I think I'm just going to ask problematic people to leave early on.
Chris Johnson Selling our rehab business as a going concern

Employees and a set of processes isn't going to be especially attractive without an established brand, intellectual property, a competitive advantage (other than your employees who aren't guaranteed to remain with the company), etc.Perhaps you have these things, but if so, you haven't mentioned it.As someone who has spent a decent amount of my career doing M&A for some very large companies, I'm not sure there is anything in a typical rehabbing business (again, without an established brand, IP, or a proprietary competitive advantage) that would make your business worth much more than the cash the business had on-hand plus inventory.Without those things, it would be almost as easy to launch a new competing business as it would be to buy yours (you say yourself that your formula is no secret, indicating there is nothing proprietary about your rehab business).Maybe I'm missing something...
