Having a $1000/m payment in CA is a golden opportunity IMO.Rehab it, rent is out and enjoy that 2k/m. thats some solid cash off of an inheritance...Cali RE will always be Cali RE.

Even though this area is the #1 travel destination, they "continue" to overbuild and over supply STRs to the point they have killed the golden goose.

Track down the new owner of the debt to complete the short sale and wake a sleeping creditor who doesn't need to play ball; or ignore it somehow (bad title company) and the new parties in interest get foreclosed from first lien position by somebody just waiting for the opportunity to squeeze everyone.

That might lead you to check the Lis Pendens (first step in foreclosure process) filings weekly or monthly and contacting those owners to see if they want to play ball!

It is hard work and takes a long time to get the ball rolling. 

@Andrew Lax I just used google and looked up California ( sf Bay Area ) and it’s said and every 40 year appreciation of 6 percent, I have no crystal ball but if history repeats itself then I may not be to far from real numbers , who knows ? 

Noone has a crystal ball but rates supposedly are coming down in 2025 that should be enough time for you to do whatever you have to do if your credit is below 750. 

If I had been a large dog (e.g. 45 lbs or heavier, like Labrador, Golden Retriever, etc) I would have charged $45.

However, life threw a curve ball and now my family is moving back to Germany for 2-4 years!
