I usually begin with a neutral color, and only at a request will allow a specialty paint color ( i.e. brighter, very very dark, neon, red,orange) to be done at the tenants cost.

I know Statesville has some c and d neighborhoods but this property is not located there.Im not trying to make excuses just trying to see the brighter, bigger, long term picture. either way i have an exit strategy that I am moving on as we speak.

Granted, Columbus and the Midwest as a whole have a much brighter future than the has-been, high tax, one-party, poor economy cities and states of the northeast, but a lower growth rate would make me feel more comfortable on consistency.

If not, the problem is in your house.8) Ask if the lights ever get suddenly brighter for a moment and then go back to normal or if the tenant notices that she must frequently replace bulbs.
