The CMA shows properties like it valued at 210K.The cons are I have not had a contractor in the property (plan on having that asap, multiple subs if needed and extending my inspection period), the inspector did not see unit 2 (3bd/2ba), but will come back and not charge to finish. 

Anything can happen: the market can shift, we can go into another extended lockout period, the property can be destroyed by a natural disaster or by vandalism, the list of contingencies is endless.

Is this a building you see yourself owning for an extended period of time and/or if you were to sell the building will there be a satisfactory return on the heavy lift capex  investment that's necessary?

@Robin Cornacchio  Theoretically you could but your ira doesn’t have any credit so nobody will likely extend credit to it. 

I plan on extending my wings far and wide in terms of location.
