The third problem is that a lot of them don't view communicating with and educating the homebuyer during the inspection as being part of the job (there's a reason i'm spending the day following you around as you go about your inspection).Wow - you're just wrong on so much....1) The majority of Inspectors are talented and honest and a good Realtor (that's who recommends them) would much rather know about all issues up front rather than have them pop up later2) Another erroneous assumption...3) No decent Inspector will allow a homeowner to follow them around for the inspection.

While I definitely do err on the side of caution, I think I would rent to friends when I house hack.

Widen the area, widen the size and types of houses you’re comparing it to, and while technically you should widen the +/-, you should err on being more conservative.Be sure you’re able to justify your valuation.

The 3rd DCA, getting in step with all the other district courts of appeal, reversed a couple of earlier erroneous decisions.  

I may be too picky with how much I expect it to cash flow, but I really like to err on the side of caution, especially for my first foray into RE.
