Experienced developers, could you tell me how the process/financing works?

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).

I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.

Ideally you can provide something extra or unique that you can highlight in your photos and description to stand out. 

Or buy a Contractor display home in a new upcoming development.  

Ideally would be purchasing some land out there & using our building background to do something unique. 

I would confirm this first.Otherwise, I just use Excel and develop my own pro forma from there.

Keep in mind I dont do rental properties we do land projects new builds and capital partner with other developers who need capital..
