The more I look into it, I'm not sure which version of QuickBooks would be best, online vs desktop, Self Employed vs Simple Start, etc. 

Hi @Ryan Moore,If you get office 365, it will allow you to access online versions of all the programs as well as download to a single computer.

He said that QB desktop has more ability right now, but it isn't available to the public.  

Here's why - any property that you are looking to buy has a mailbox, but not necessarily a computer, internet or FB.  

Another advantage they have since these lists are typically directly compatible with a mail merge system on your computer or through a mail company.As for the types of list I recommend: Absentee mixed with owner Occupieds.

You could also send postcards, zip letters, or computer generated font letters.
