., its not a dollar amount issue, it costs the seller allot more to hold the property/risk associated then the value. you could probably offer a box of chickens and close on the house (seller would probably get the better deal in that situation). lots of houses in my area and many others sell for less then $10k. havent seen one that I would touch  with a 10' stick even if they were free, similar to Detroit, a free house isnt free. in most cases it would be cheaper to buy a 30k house then it would be to buy a 1k house if that makes any sense. 

This guy went through at least six years of training, his photo tells us he's no spring chicken, and obviously has zero ambition to build a plumbing empire.

@Hogan Underhill, getting going is a bit of a chicken and egg.  

Not chicken little on RE, just much easier money in other assets classes. 

Whether that's a chicken and egg situations I have no idea, but given past experiences with $600/mo electric bills the first year of operating one property I'm steering clear of anything in the short term that's increasing electrical rates, particularly since I'm not offering free gasoline presently either. :-)

mailers, website, cold call, lists. there are a ton of ways to catch the chicken. the most successful might be a website though.
