We usually post no later than the 12th which we can then send to court on the 5th day (The day of posting doesn't count as the 1st day and you have to give them 3 full days, so that's why the 5th day).

I don't know that she can legally put the LLC in her place for the deposit. 3: Typically for lawsuit purposes sending someone a notice via regular mail will not count as service.

Rate is reasonable at first glance but yes rates are moving down and should continue to shop, get quoted, can be major changes day over day10% Down DSCR doesn't exist and has never existed to my knowledge so I wouldn't count on that15% down does exist and is rare, however as others have noted, usually it doesn't actually work since the restrictions, such as a high DSCR ratio or LTR only rent qualification (and high rate environment) never let the numbers work however as rates continue to fall we may finally be able to see some 85% LTV DSCR Deals actually pencil again!

Down the road, if the borrower is in a different situation and they want to use conventional financing, the loans that they personally guaranteed will count against their 10 properties financed when a conventional underwriter pulls a drive report.
