Hi All,I'm looking at a 2 family property with a 3rd floor cottage set up (basically the attic converted to another apartment. 

It leaves room for states to determine some rules of implementation, including specific disclosures and such, but Dodd-Frank, as applied to seller financing and real estate, IS NOT a piece of swiss cheese legislation.  

All my hoses , outsides are grey , with white trim, interior is cottage white (behr) and ceilings are pure white (semi gloss)

I wouldn't call it a true seller's market yet, but the price on two bedroom cottages in that area are going for 200k+.Hopefully, the boom does not stay cconcentrated to Downtown NOLA and eventually spill throughout the entire metro area.

the property I went to see was paying almost $5500 for flood Ins and an additional $5000 for Liability  this was a legal 5 family with 4 apartments in the main building and a cottage adjacent.
