Possibly but the problems I’m having stem from having too many cooks in the kitchen already so to speak, and failures of what is supposed to be seamless transitions among different payment systems, so I’d be worried that adding another layer of complication, more entities and more software could lead to more potential failure points.

Also Joe what he never mentioned in any of his "class" is that .... nationwide CRE default rate has been increasing 400% in 2023 compare to 2022 for office asset class and 100% for multifamily, 2% loan default in 2022 and now 4.5-ish almost 5% ; the actual number of apartment that has operating DSCR<1 must be much much more larger.Here's the latest data on number of loan default as of today.

I would speak to lawyer and let them review the agreement maybe can do a class action and sue personally the managers if fraud.

It's a balance of cashflow and wealth accumulation.One of the goals is to have tenants pay as much of your cost-of-ownership as possible (loans, taxes, insurance, etc.)In high-cost areas, any Class A or B property you buy will usually negative cashflow for the first 3-5 years, until rents rise enough to cover the negative cashflow + rising taxes & insurance.Investing OOS increases your risks because you may not know the market and you can't check on everything/everyone all the time.If you move forward with your buddies, HIGHLY recommend creating a solid Partnership Agreement!
