On the other hand, a "served by publication" heir could argue the guardian ad litem did not do their job well, the heir should not be foreclosed from claiming the tax sale was void, and they ALWAYS have 3 years after the tax deed date to assert their rights and cannot lose them simply because of a GAL who did not assert the correct defenses on behalf of the unknown or unfound heirs.

The 5% that is way more cautious, defensive, and/or successful in other endeavors to where real estate is a different % of their net worth, can operate in a manner where REI is best.A great asset will always be primo land that's leveraged.

If you haven't, start with guests on the BP podcast, then look for that guest's podcast, then skim their episodes for guests.Also, look at various conferences and the speakers there, again you will get several 506(c) sponsors, but there will be 506(b) operators as well.
