In the Chicago area $10k will give you a purchase maybe in Robbins, a small, grimey suburb or give you enough to run for the border, rob a cigarette store for 5k more and buy a small sfr in Gary or East Chicago, Indiana.

@Michael Volek we supply all safety equipment but he was also a VERY heavy smoker, so the mask was annoying.

As for minimizing theft I actually have a guy on the street I buy cigarettes for and give him a little money to keep his eyes on things for me.  

add if you want a non-smoker, before no pets.Then yourself since you will be living there.

I have four lots on Dale Mabry just before Interbay with a 3/1 House that I can do the same type of rental deal with these roofers and they will save $100 a week for their beer and cigarettes.

Most of the retail buyers are turned off, because that house over there comes with shiny backslash behind the kitchen sink and doesn't smell like 50 years of cigarettes.

That is like a smoker saying he is going to quite smoking by buying a carton of cigs.Good Luck

I have an e-cigarette and I'm not sure that it could do any damage or pose any hazards.

My lease says No Smoking, No Vaping or No E-Cigarettes just to clarify all three.
