I would also find out ages on key systems (roof, HVAC, electrical, plumbing, fire alarm & suppression) and estimate initial/short term capital outlay accordingly {If you get to an accepted offer, you'll look at these things in more detail}Are all units separately metered for all utilities?

It's a B/B- prop in a C but improving area that is starting to attract some hipster/artist types.I just rented a nice 1:1 on the same block that was markedly smaller but charming, with a good floor plan, for $495 - which was basically .90/sf plus $50/mo utilities.If I put that same model on the new duplex, which is clean plain jane vs charming, I get a crazy number... $900, which is more than a 3/2 in this area.

If the store fronts are/were restaurants, check to see if they still have the hoods and air flow evac systems and fire suppressant systems.

Oh wait then they say "don't blame us we told you to be careful" in their contract (see below) as we only hire huge corporations as sub contractors that has billions of dollars to keep you suppressed in litigation for shoddy work...
