Why is this place not renting?
I bought a duplex, have it rehabed, clean, fresh paint, decent neighborhood, price is right, but no serious prospects. Is this time of year generally slow to fill vacancies?

Price, condition, location, and exposure. Sounds like you've got a handle on the first 3, but how much exposure is it getting? And yes, I've found that now through the end of the year is the slowest time, but keep marketing.
