My business partner and I (both freshly passed the UT agent test) will need work work under the supervision of a Broker per state rules, but will have a fully independent company aside from working under the broker on paper.

Since I WILL have my license, and be under the supervision of a broker, I will be able to manage properties (I believe only residential properties without the commercial license).The issue I see myself having is actually finding someone willing to let me manage their property!

Perhaps you could ask an investor friend in your local area who has done this type of work to give you a hand (once the tear out is complete) and to supervise what you're doing in exchange for dinner/drinks/pizza/etc.
