I'm not in that market, but I do see a lot of forum posts and comments from people in that market and Orlando who are really suffering.

Larger cities like Tampa and Orlando are more equity markets now so investor who are purchasing off the MLS should not expect to find cash flow in the first year or two but based off of historical performances of property value growth in these two cities should have decent equity growth.

I'm looking to network and connect with investors in Tampa Bay area - I'm beginner but wanting to get into it, considering Orlando area multi/single family.

@Chris BaberI fully agree with @Tyler Work, I pretty much do the same thing out of Orlando/Kissimmee area and see the same thing with the national companies. 

It seems to be a lot of guess work on this because all the rentals are near the Gulf and there is a small lake between us and the them .Lots of golf, 15 minutes to the beach, and 30-45 minutes to Orlando, St.

I am now considering out of state investing and I’ve been looking into Columbus, OH, Indianapolis, Dallas, Houston, Orlando, Tampa.  

I'm located in Port Saint Lucie, FL.I working in the local market from Orlando to Miami in the east coast of Florida.

My question is what are my option and do I need a lawyer and if so can someone recommend any I live in the orlando/kissimme area.

Also, would love to get with a wholesaler in or near Orlando, Fl or Phoenix,Az.
