I would visit an independent agent to get the best prices unless you have brand loyalty to a specific company.  

Thus, my loyalty does not exist to them any longer.

Many introverts are deeper thinkers, have a sense of loyalty, develop fewer relationships (but deeper relationships), and operate much better 1 on 1 vs. groups or crowds. 

I've been landlording for over 12 years, and I can tell you more often than not, covering stuff like this (even when it's the tenant's fault) builds goodwill and loyalty that pays off far more than whatever the upfront cost is.  

It appears that in my situation, the property manager was either disinterested in making sure my property was rented out, or (worse) it seems like they were potentially even siphoning off rentals from my condo to other clients, people to whom they had more loyalty (i.e. more units in their rental pool).

We never used them again and it is one reason I do not have much RE loyalty (I use who ever first provides the source of the purchase).Check if your contract calls for mandatory arbitration. 

Addressing the immediate repair issues helped set the tone for the type of landlord that I want to be and should build trust and loyalty with the inherited tenants.
