I'm newly married, so now with a dual income household and split expenses, I'm starting to feel more comfortable about taking a step into investing in real estate.My original goal was to always keep my current home and rent it out regardless of where I moved next, because I think we could make $200-300 per/mo. on it (not including maintenance/vacancy) - and when the mortgage wraps up, even better.We're not looking to move any time soon, so I think our next step will be to look for a duplex in 2022 - hopefully near Bay View but open to other Neighborhoods in the Milwaukee area.

THe place is well done, newer cabinets, tile floors, block construction, dual pane windows, etc. 

Other features include dual pane windows, recently upgraded pool equipment, recently replaced roof, spacious 2 car garage & drought resistant landscaping.

When buying a property do you offer dual agency to the listing agent, represent yourself and take the commission, or waive the commission as a bargaining tool?

I’m looking to switch brokers and would prefer someone dual licensed.

Or it could also be bad breakers (check if it's only happening on certain circuits), defective electrical service supply/voltage fluctuations (unlikely unless the whole neighborhood is having the same problems), service entry wiring defects, a loosely connected neutral or other issue with the neutral, loose connections anywhere in the circuit with the flickering lights, or a number of other things we wouldn't know without being able to inspect the system. 

However I feel like finding an undervalued house in distress where it’s been on MLS for sometime may be a better start for me as I can follow the dual agency strategy and also connect with agents and fully understand their market more and maybe even get deals off them in the future
