We can be all-in for 140k on a 3/2 and come really close to the 1% rule on rent rate. 

,You are right just carried on my 15 years as an apartment owner don't count among the uneducated new comers.

(I have some opinions I have developed but will hold my tongue) Any new comers I'd suggest passing on the program, continue to teach yourself.

I'm sure things are very different on BP now, but (as a late-comer) I still get a hint of how tight-knit the community was through many years, and that still carries through in some form today. 

For example, vacating property with the intention of not returning, so that it may be appropriated by the next comer or finder.

Would love to get your advice and guidance if you have dealt with similar issues.As always, thank you to all the BP members who are willing to share they experience and teach all of the new comers to the REI.

Well, I'm a new comer and I hope I can get at least 1 house under my belt for the next summit meetup.

That should be a wake-up call for all new-comers and those who are not on here as much as they should be.
