Owner Occupied Eviction

I purchased a 3 family property at sheriff's auction and the property is occupied by the owners and possibly by tenants as well. I am looking for best way to approach the owner so they can voluntarily leave/move and cooperate with any information regarding their tenants. I can offer them cash for keys but want to find out their intentions first.

The property is located in a rough area of town in Northern New Jersey. Do I just go to the property and introduce myself as the new owner of the property? I have located contact numbers listed for the owners but all are disconnected. Should I just file a 3 day vacate notice for the owners and 90 days for the tenants?

I am in the process of finding an attorney if I need to evict, but I hope to handle the notice part myself and see where it goes.

Anyone on BP dealt with similar issues? Would love to get your advice and guidance if you have dealt with similar issues.

As always, thank you to all the BP members who are willing to share they experience and teach all of the new comers to the REI.
