As he mentioned he wanted to be efficient in his time and I did not realize this breakout was given by his PM.I agree that if you want OpEx correct you will need to subtract out the PM fees and other expenses paid from gross rent.

Her paperwork is all in order, but it's an absolute bare minimum type thing.When she finally gets them out, she spends big on fixing the unit up, and boom it goes to market value.It's really crummy that she is forced by rent control to do this, but when she lists the rent she gets from this units and I start subtracting expenses... she only needs to list like 3 expenses before it's cash flow negative.

Fees from the management companies are often higher than what they were paying the for profit owner when the cost of dirt is subtracted from the monthly site rent.There are parks here in southern California where the houses (older) are priced at a million dollars, because of ocean views, etc.Don't forget about rent control adding to the value of the homes.

So my purchase price is 95k less 1k for the option price plus however many lease payments I had to make before finding a new person to offer a lease option to, then subtract closing costs and what is left would be my profit?
