With a C Corp, you have to extract the capital eventually, and the double taxation is a killer, even with the lower flat 21% fed rate at the entity level. 

Our family home is paid off, so my plan was to use any equity we can extract from that as working capital for acquiring properties.

Just a few comments - Your cap rate only really becomes meaningful after your mortgage has been paid off.

But in Pennsylvania, I don't see the nesting-LLCs plan providing you with any meaningful liability protection aside from causing minor annoyance to the party looking to sue you.

The auto and the gun are not comparable by any meaningful metric, IMO.

The first 1000 letters went out to absentee owners and our response was about the same as yours (10% response rate and no decent leads). 1000 letters isn't very meaningful in terms of real data, but that's what we found for that small sample.For other reasons, we're now focused on distressed homeowners and this is going much better.
