If the appear to resist, I would offer them the deposit (minus any damages) as incentive to move out.  

Ryan H just make sure you resist the urge to give them a break.

Tile and grout are not waterproof --- only water resistant, and that includes water vapor rising from below.

I resisted this at first in Silicon Valley, but it ended up making a lot of sense for us.  

Check with an attorney to see if you can include a clause in your lease that states "a cleaning fee will be charged upon move-out" Resist the idea of saving money by cleaning it yourself.
