I personally own a number of  units there and our largest concentration of units from a PM perspective is also in East Ridge. 

I firmly believe that a company that concentrates on quality will have no choice but to grow in quantity  Your clients and investors will demand it.

It's a personal decision, and I don't know how much they owe etc, but again at this point I would just concentrate on getting them out and taking control of the property.  

For sure LA has the largest Asian concentration though and by a lot.

Always concentrate first online, this way you can easily capture your local market cherry picking your leads and making money off the ones you are not interested in taking down.
