How I found BP:I discovered BP after listening to Josh & Brandon's audio book I found on Audible, "The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money."

I'm also a big fan of Chris Voss's Never Split the Difference (negotiating), Big Shifts Ahead by Burns and Porter (Demographics) and any of the J Scott books (Book on Flipping House, Book on Estimating Rehab Costs).An overlooked book is Flipping Houses Exposed by Danny Johnson. 

I would not call the Millionaire Real Estate Investor focused on specifically rehabbing and then renting but I would say it is the best book I have read to give you the big picture of why real estate is a great investment strategy.

I read the book awhile back and if I remember correctly the book is geared to the "average" person who is going to continue to work their 9-5 and is looking to build a comfortable retirement.

I find Loral Langemeier fascinating to listen to, and have heard her speak several times (I've never paid to hear her speak and haven't bought any of her training/mentoring/guru stuff, except her book). I

From months and months of reading every book I could find and spending countless hours lurking here on BP, I'm definitely leaning towards long term buy and hold properties.
