Narrow it down to 1 book

Good Morning Everyone!

I hope your weeks are shaping up strong. 

I will be on the road for a while this afternoon and want to know: If you had to narrow it down to 1, what book would you recommend I listen to regarding investing in RE, focused on rehabbing then renting (buy and hold?). 

Sorry if this was already discussed (I'm sure it has been).

That's like picking a favorite kid!  I really liked the Millionaire Real Estate Investor.  Also Hold is really is good.  Check here for the consensus based on the podcast's recommendations.  Good luck!
