. :)that's exactly were I get mine.. when I go to title company in our area I walk into guild mortage and swipe a month old one. they do list nationwide HML ers though loan limits rates etc contact info.. much better than the scammers we see on BP LOL  What I've found amusing of late is that every 3 or 6 months they find an excuse to put Bush Jr on the cover.

I am using the fund on a fixer upper not a turn key properties.

A nice Hawaiian shirt with crazy colors and BP on the back would be most amusing.

My structure I am using is I make 3% going in for a sponsor fee, 20% equity upside, cash flow AFTER investors are paid and reserves are in place.
