Having a strong lease that details and requires the tenants to act like adults minimizes your repair costs and phone calls.

The problem with excluding the guru type stuff is THAT is what people always say is overpriced crap to stay away from.As others have said if you go to a seminar for a small fee that is geared towards a specific topic and there is no upsell (or something reasonable like a modestly priced book or packet of notes) then it can be a great value.I have taken some adult education classes in several towns around me on a variety of things real estate related that have been inexpensive and very valuable.

One idiot in the batch and your life will turn into adult day care.  

Well, it's not always "lots of kids", we often rent the vacation homes to lots of adults.

There are some laws on the books about more than two unrelated adults living in one home but I suggest you look those up since it's been a while since I have.

Families wouldn’t be ideal for this situation(rent by room) but students and young adults trying to save money would be the main demographic.

So far adults don't have any issue sleeping in them either.If you get some, make sure they are rated for the weight for adults.

More and more young adults are coming of age, and are ready to start a family, buy a home, and move out of their parent’s future home office.

--With a 5 bedroom house and max 6 adults you are definitely losing bookings due to this policy.
