For a college town, we were expecting much better results comparing it to a city like Tempe ( where Arizona State University is located and all my AZ investment properties have pulled minimum 8% annual cash on cash returns).Now do not let this discourage you, just try and find some nice opportunities that you can have "instant equiy" after adding some value/ remodeling.

If you're using some sort of callrail or sideline number (I would highly suggest not having your personal cell phone number on the sign) then there's really no way for them to track you down and fine you but you would still want to take the sign down if called.Putting them up Friday evening and taking them down Sunday night is a solid idea and that would be a great way to capture areas that would normally get the sign pulled ASAP - Scottsdale, Tempe, ChandlerThe further west you get into Phoenix you'll see multiple signs on every street corner.

Is there any way to manipulate it so the "analysis over time" section is accurate?

@Georege Mevawala I've been looking in Tempe and South Scottsdale.  

Little did I know they used those very same kids to manipulate me in a way.  

Driver wasn't impaired or anything, just over confident.They had a contractor out there the day after to put up a temp wall to insulate the house and we had a check for repairs in less than a week.

One got a temp job and paid April in full on the 27th of March, the other paid half on the first, and is hoping to pay the rest by the end of the month.

It could be that might be trying to manipulate me, but he is a good friend of mine and I don't think he would do that to me!

Same thing they can manipulate data by neighborhoods, sale prices, days on market etc…You can track listed, sold, etc…All of the data is automatically tracked.
